Dwarka Expressway was the most-discussed micro-market in Gurgaon real estate for nearly a decade — much of that discussion driven by hope rather than reality. Today, in 2026, the infrastructure is largely delivered. Here is everything you need to know before buying here.
What Has Actually Been Delivered
The elevated Dwarka Expressway corridor is fully operational from NH-48 to Dwarka, cutting travel time to the airport and South Delhi significantly. The Huda City Centre metro extension toward Sector 101 is progressing, with partial sections operational. Commercial and social infrastructure — schools, hospitals, and retail — has grown substantially in Sectors 102 through 112.
Sectors to Focus On
Sectors 99 to 102 offer the best connectivity — close to the NH-48 junction and the operational metro. These are the most liquid locations on the expressway with established residential societies.
Sectors 106 to 110 are the growth sweet spot — newer inventory, slightly lower prices, and upcoming metro connectivity. Builders like Signature Global, M3M, and Sobha have active projects here.
Sectors 111 to 115 are early-stage — prices are attractive but social infrastructure is thin. Suitable for investors with a 7-plus year horizon.
What to Check Before Buying
RERA registration: Every project on the expressway must be RERA registered. Check haryanarera.gov.in before signing anything. Look at the declared completion date versus the current date and ask hard questions if there is a gap.
Builder track record: Dwarka Expressway attracted dozens of small builders during the boom years. Several have struggled or defaulted. Stick to established names with completed projects you can visit.
Society formation: For completed projects, check whether the RWA is active, maintenance is functioning, and common areas are maintained. A good society is as important as a good flat.
Price Reality Check
Ready-to-move apartments in established societies are priced Rs 7,000 to Rs 9,500 per square foot depending on location and quality. Under-construction from reputable builders sits at Rs 6,000 to Rs 8,000. Anything significantly below these numbers warrants serious scrutiny.
Final Thoughts
Dwarka Expressway has arrived — the infrastructure promise is mostly delivered. But this micro-market still requires careful navigation. The difference between a good purchase and a troubled one here often comes down to builder selection and due diligence. If you are considering buying here, I am happy to give you an honest assessment of any specific project.
